As Lessee, we contract with you to effect a transfer of the 75 year lease.

This process involves execution of a Sales Contract, execution of Transfer Forms, obtaining Consent, meeting Landowner, Variation of lease to suit your requirements (where necessary), Stamping and Registration of Transfer Forms.

Settlement takes place upon the date we obtain the written Consent to Transfer from the landowner or on Completion date per the contract (30 days), whichever is the latter. Stamping and Registration is a process to place the transfer on the public record.

You pay the following per transaction:

•    The purchase price as set out in the description page for each Opportunity

•    Stamp Duty at 2% of Contract price

•    Registration at 5% of Contract price

•    We can arrange above for you at a fixed fee of fee of VT100,000

•    We can also arrange a company for you to buy the Leasehold at a fee of VT120,000 and also assist you to open a bank account for the new entity if you require.

You are free to commence work on the Title after settlement.*** and we can advise you on the step-by-step procedures when you make serious enquiry.

Most of our leases are Commercial in nature, which include residential use. We must know your intended use of the land to determine if a Variation of Lease Application should be submitted as well. Normally you will not be told these things by agents who promote quick sales.

*** In some cases you may require approvals from the Shefa Province for Commercial Clearing, Physical Planning permission, Building permit/s. Government may require you to obtain Foreshore Development approval if altering the shore line in any way. In certain cases environmental impact assessments need to be provided for Commercial ventures such as Hotels etc.

Fortunately, much of the land is in the “Buffer Zone” of Vanuatu’s only listed World Heritage Area and certain conditions must be met in relation to building height, tree removal,  rubbish removal/collection and location of Septic or Sewerage treatment tanks/plants
